Mexico - Florida Cross Over CRE Market by JM Padron, CCIM, CCP, MRICS
What Foreign Investors Look For?
Investors from countries as diverse as China, Mexico, Taiwan, Canada, and South Korea keep inesting in Florida. Trust is a very important factor for the Chinese, and it's difficult for them to invest in the U.S. commercial real estate without having trust in their commercial real estate brokers. Japanese investors have about $12 trillion available to invest in U.S. commercial real estate, but it's hard for them to find good properties in which to invest, due to their investor's or discount rate requirements. South Korean investors consider U.S. commercial real estate properties their No. 1 investment choice due to its financial and political stability.
Mexico has long been considered a vacation destination, but JM Padron, CCIM, made a compelling case for investing in the country's commercial real estate. “I am identifying U.S. companies' needs in Mexico through the CCIM network in the U.S. and finding investment opportunities for Mexicans in South Florida,” says Padron, president and CEO of THE JM TEAM in Fort Lauderdale, Fla. “CCIMs have a huge advantage in dealing with clients in Mexico, U.S. companies, and institutional investors.”
